Now the bad news. V3S has started to construct their own flats in front of Gaur Green Vista towards the edge where Samrat floors ends. The edge is towards end of Samrat opposite to that of Maharaja Floors (GHAOI Buildwell). It seems developer did not told anyone that the front land towards the edge belongs to someone else. Also on right of this edge Gaur has launched a new project of 5 to 10 floors but they are trying to get approval of about 20+ floors. V3S is a real bad news - has taken the sex appeal of the building. i wish the developers had been more transparent. I am too a future resident and it will be good idea to keep this blog running.

What more important for me is the possesion date. Next financial year we can take income tax exemption on home loan provided the possesion is on fixed date and same financial year. We can two two exemption 1) regular rebate on interest and principal 2) pre-emi interest of 1/5th the amount for next 5 years.

I visited the site in Nov 2008. At that time construction of the 10th floor was almost done. The sales person at the site also told us about the new flats that they are building.
The plan for the new flats is good but the cost is higher than the samrat model.

Yes, the room sizes are smaller but lot of balconies and open space. what didn't like was corridor - too narrow. it will not even accommodate two large sized persons! It will be dark too

They said there was a shortage of bricks but they're on track for posession in December. Have any of you tried to see if there's any premium on resale of these flats?
Hi ,I am also a member of gaur green vista (samrat-II). When I first saw the brocure , I saw 75 % open space , but now when I see new V3S buildings and some area been removed from it , it looks to me very congested .Look how much close Samarat -III and Maharaja buildings are. Also Room size are also very small , Overall , I am disappointed with the gaur green vista.
There seems to be one more minor problem regarding the parks . The parks would not be completed till Phase-2 gest completed , so that means phase-1 residents has to take the dust while phase-2 gets completed and they will not be able to avail the facility of the park. Also it looks unlikely to me possession in December , might be 2-3 months delay.
Spoken to a gaursons and they says that completion will be on time. Also if i could think right, there would be penalty on them if they can't give possession on time..

This project doesn't look worth spending money. They have made flats of very small size. 1250 sq. feet flat is constructed in 700 sq. ft only excluding balcony. Design is extremely poor in bigger flats and they are not giving complete area to customer. Also their charges are so high that you can purchase very spacious house in same locality.

I recently visited Gaur green vista project and found that for 13th floor ther are charging at 3200 per sq. ft and additionals charges have increased like anythin e.g EDC 190 Rs. per sq. ft. and parking cost is also increased. I am not sure if builder is not going to charge those increased cost from existing buyers.
I think we should unite and be ready to handle these situations.

Lets all be regular visitors to the site as well as this website, and in case the builder tries to dupe us we should collectively visit their office in CP.
Totally agree with everyone. When the project was about to start, they promised so many things like 25% covered 75% green area, big spacious rooms, and there was no mention of the phase II. Builder is doing what he wishes. Looks like he doesn't care anymore since he already has our money.
So I feel that we should meet together and find out what is the future of this project as we have spent ouour hard earned money on this.
Please fix some time and meet at the site.

First I was dissappointed when V3S building was constructed in front of samrat. I asked the gaur guy and he told me that the constructed area was never shown part of gaur in brochure. I showed him brochure and he had no reply.
Next time they were cleaning area in front of maharaja and I asked worked in construction site and they told me it was something related relaince. I thought it was reliance retail but when I called up the gaqur guy he told me that it was the relaince people who collective bought some flats in NEW UPCOMING TOWER. I was furious, I asked him how can they built tower when the brochure shows it has to be commercial property and they verbally told me during sale that its height wont go beyond 4 floors. He again had nothing to say but said that flats has already been sold.
I had one thought to go to consumer court and get stay. My freind told me that builders do these things all the time. In indirapuram they have habit of builiding concrete jungles and even make best use of 100 sqft space.
Anyhow- crux is that gaur green location was best during launch but now we have to see how it would span it. I am not sure if we can stop builder bt best would be to make sure that the area which gets operational should be suitable seperated from constructed one. This project was complete sell out and I am sure all of us are dying hard to get something out of it.

I went to the construction site on Friday, and spoke to one of the sales guys, who said this new tower would be a 12 floor residential tower. I saw the brouchure that they gave me and yes it says Residential & Commercial complex. I don't think there's much we can do except seek satisfaction in the fact that at least construction is in final stages (Door, floor tiles, staircase grills are in place in Maharaja tower). Still if we want to meet the best place would be Gaurson's CP office where we can make a representation. How about we plan it for coming saturday so everyone has a chance to plan accordingly?

Hi this is Gagan. I met a couple of owners when I went there last week. I'm getting a feel that at least 25%-40% people are planning to shift there after possession. The guard told me many people are end users and had come on Diwali to light candles there :)
I don't see anything that we can do about the new tower, but my biggest concern is that we'll not have a good environment till the construction is complete. Residents should be able to do something once an RWA is put in place...

It is good idea ..how many are really planning to shift ? but then , what are the arrangements for Parking , Power Back up , route etc....You just cannot shift with your family ..just like that...I am already paying rent of 13,500 in mahagun ...will wait and watch ...but how long ?
I think, it would be better to shift in immediate after possession to build up some pressure on builder to provide all the facilities like parking and power back up..then whats the point buying such a expensive flat and paying rent somewhere else..

Well..it depends on how much you want to sell your flat ...If you had gone for downpayment through loan ..add EMI Paid till Possession ...include Parking , Metering and Registry Costs and then ...I think you Samrat Highway Facing may be around 50L OR back facing Samrat-1 may be 45 L ...but all depends on market ?
I think there is no point in shifting there withour security and other facilities, life comes first then money and rent.we should maintain pressure on builder to arrange for security first.
I think the problem is that we really don't know what the builder is going to provide and not provide with the possession. Would the internal roads be done? would the club they promised us be in place? would street lights be there? I think if we're serious about the money we've all spent, we should plan to get together either onsite or a the Gaursons CP office, and have a talk with someone senior.
Otherwise we'll all be in for a nasty surprise when the possession happens.
If at least 7-8 people agree, I can setup a blog where we can all figure out what all we need to know and when we can get some time out to do this.

I have visited the site and office recently ,The work is going in good pace, flat is looking good, one lift is also been placed there. and here is the summary :-
1) Builder would dispatch possesion letter by jan starting and we need to tell them when we want to shift.Builder says we need to tell any date after march. They need 3 more months to give finishing touch to the flat and in the three months we have to do registry and we have to give parking and other cost to the builder.
And in these 3 months builder would construct the roads and other things.
I hope that these things like roads , lights , club would all be in place when we move in say in april.
2) Builder would also be making one flat as sample to show what we wil get in March end (and not in Dec end)after we pay the remaining things like parking , registry etc..
3) There is one more thing which I dont know how many of you noticed and that is , the wall seperating Samrat 4 and samrat 3(balconies) and similiarly samrat 2 with samrat 1 does not go till top , at present one can jump/view from one apartment to the other . I dont know whether builder would arrange for some grills to do that, I think we need to ask such questions.I think we should meet.

There had been lot of Descripancy between the pictorial display and what actual we will be receiving.( but mind that pictorial display do not stand the court-of-law)
For example there is minimal green area or even a swimming pool where even a Frog can swim.
The construction that is going to be there is going to make hell out of life for next 3 yrs.
Also ,GDA had constructed some water tank in the upfront green belt etc etc
So next what we are suppose to do.....The best way will be to be together,form an RWA as soon as 30 people are there.Take up all the issue with builder and the Authority .
Also for now please fix a visit time to site (I suggest 3-4pm on sat or sun)so that we get lot of people there and also together visit GAURSONS LTD
Regarding the penalty clause which some of our friends have raised: please not that this is applicable from around june not from Dec.

I agree. They even planted a park at the start of the project in the green belt to fool us. The club they've said is in the new tower being built so we'll not have it till it is ready. The final project is grossly different from what was shown to us. We at least stand a chance to have someone senior at Gaursons notice a large group of customers and maybe do something to make our lives better, like cordon off the new site to spare residents from the dust and grime. But as Sanjeeb said, first step is for us to get together.
I'm good with Saturday 3-4 pm. I don't think we'll be able to visit the office as it will close, but it'll be a good first step for us to get together. Are others okay with Saturday 3-4 pm?
Also, I see some people complaining on the site but not coming forward to identify themselves. I'll urge them to do so as I'm sure none of us is out to sell personal information but to stop Gaursons from taking us for a ride.
Well i am too a future resident and holds a SAMRAT apartment.I dont know how we can shift and live in dust of construction and noise of scavenging and drilling..+ there will be no security as lot of people and workers will come inside the apartment block due to construction activity..
I think we will only get all facilities after 2 years when phase 2 will be complete..
The builder has not told us anything about phase 2 at the time of booking,but in reality the map was already been passed by GDA plus the builder has also not given us in written that he cannot construct any other structure , therefore our claim does not hold legally ..
The only option is that we should meet the builder and have some alternate arrangements at place until the whole structure(phase 1 and 2)
gets complete..and i am sure that after completion of both the phases it will be one of the best society and great location of indirapuram with decent appreciation....so nothing to worry about guys

Gaursons is an reputed builder and i donot think he will spoil all his reputation by playing games ...but , yes this is true ..that ..few of the things like pool , club etc..may get delayed ..since it is clubbed with Ph-2 ...Instead of having an legal fight with them , we can request them to at least provide an closed security and parking space with water and electricity with power back up to start with ...since he would provide club and pool in due course ...naturally society expenses would be less for that period ....but I agree ...Builder like gaursons should be more transparent ..as to when ..he wants to give what and so on ...but still I have full confidence in Gaursons

Fo balcony there is entry from master room only but design says it is from both rooms. I thin we shud meet and atleast talk about these things with builder. He would ddefinitely find out the solution for us. So please plan this Saturday 4 pm at site.

I visited Gaur this saturday anticipating someother people but could not find any. Anyhow thats different story.
The good news is that it seems to be on time. The bad news is that Builder has not delievered what he had shown.
The passage in front of building where they had shown park, swimming pool is no more there. It is a L shaped road and they have no space for anything else.
The was told that space in front of maharaja floors is for commercial use (as highlighted in brochure too) but now they are constructing 12 floors. The space is per per Samrat floor specs and hence they have not only covered Maharaja floors but engulfed them. Same thing has happened on other side with samrat where V3S floors has come up.
In effect- Builder has got greedy and cheated all investors.
I tried and wiated for an hour for sales person to show up but bo one turned up. Then I tried to talk with a person in office (groundfloor of maharaja) and he told me that he knows nothing.
Gaursons are not entertaining your call and seems they are busy counting money.
I am bit upset with builder. It has not lived up to its reputation. I was thinking to invest in Noida Project but not now. I might go for DLF instead.
These builders dont recognize that it is project for them but it is dream for others. Why cheat poeple, should have got poeple by showing original plan, I am sure there are people who would have bought then also.

This is very sad that builder like GAUR ,who charged extra price for preferential location,had not delivered the preferential location and facility.
The price,we paid up in totality is huge in compared to other projects.This is because of the Reputation of GAUR and also that this project was launched during the peak price regime.
But it was never expected that GAURSON will dupe its customer to such an extent.Never mind we have seen many big names being reduced to rubbles because of its deeds.The only best thing that GAURSONS can do now is to deliver a good quality finishing( which I doubt it will) and secondly return a reasonable amount of money.(which is again a doutful proposition) and provide all other facility with nice degree and in time.
this is absolutly cheating with us and builder playing with our money..
Don't understand that why such a reputated builder has let down his reputation by not providing facilities he has promised.

We don't want to fight the builder but just go out as a group and get a good understanding of how exactly we'll be affected by this additional construction, and if we can do a little something about a good life while we wait for phase II to complete.
The comment about renting it out, nice joke dude. Who'll want to rent a flat and live in dust and grime when there are dozens of better buildings in the area?

Visited the place last Saturday. Asked them about the Possession letter. They said posession letter will be handed over only after registry. I am surprised and shocked and have never seen such thing that possession letter is issued after registry. In my case one of the allottee is out of country for 4 months and will be back only in April. So this way i would be losing a major chunk of my tax as I can't get the registry hence can't get the possession. Any one have any views
There are two things here..Physical possesssion and technical possession. They'll be giving a technical possession in Jan, based on which we'll apply for registry. After registry we'll get the key to our flats which will be the physical possession

Yes. Possession for the purposes of Tax computation means that it is not under construction anymore. However, your office may ask you to provide a physical possession to make the tax rebate. So please check with them.

So the Ghaziabad authority has a circle rate for each area, and the registry price would be either the basic cost of the flat, or the circle rate, whichever is higher. In our case the circle rate is higher.

There is some floor specifications approval was pending for Block-D. But now they told they have got it from GDA but till date they have not physically received it. and whenever they have received it then they will send second demand letter. I have booked flat in Gaur Green Vista Phase II - Tower D. I received the first demand letter in Dec but haven't paid the amount to Gaur as they have not provided the plan approval letter. As per my discussions with Mr. Sanjeev Varshney who is marketting GM for Gaur, they would be providing extension to everyone and would be sending out extension letter once they have the plan approval from GDA.

Latest update on GGV -II tower D is that Gaursons have got all the required approvals from GDA and have submitted the same with all the leading banks(as per the email that I have got from them).
I have got email from them today about the 30% demand letter.
